Sutton Estate was founded in 2004 to carry out restoration work in Tuscany. It is owned by S & I Developments Ltd, a company with widespread experience in the restoration of historic buildings in northwest England.

Sutton Estate completed the development of a small ‘Borgo’ village in Northern Tuscany last year. The apartments are set out in a style that combines sophisticated contemporary finishes with the finest traditional features of the buildings being restored. All of our developments are based upon the premise that small and exclusive private communities with their own facilities and grounds remove many of the problems associated with second-home ownership. In particular, security and maintenance are dealt with by a Residents’ Association and preparations for visits involve no more than a quick phone call or email to the Concierge.

The distinctive ‘in-house’ style produces some stunning interiors which complement the outstanding views of the surrounding countryside. At our latest development in Libbiano, there are 22 apartments, all with their own underground parking area, a shared swimming pool and on-site Restaurant. Libbiano is suituated within easy reach of Pisa, Florence and Volterra, each about a half-hour journey by car.

Our development at Lombrici, near Camaiore, is close to the exclusive seaside resort of Forte dei Marmi and the lively port of Viareggio, famous for its beaches, restaurants, shops and the renowned annual carnival in February each year. Lombrici is a development of 9 apartments in private grounds with a shared outdoor swimming pool. The views are spectacular, with the mountains on one side and the sunset over the ocean in the evening. Despite the beautiful location Lombrici is only 40 minutes from Pisa airport and has easy access to the main motorway network, yet at the same time is only 15 minutes from the Versilian coast.

These stunning interiors are complemented by locations that give outstanding views. At our latest development in Libbiano (22 apartments) this would be the rolling hills filled with sunflowers that everyone expects to see in Tuscany. At our developments in Lombirci (9 apartments) it is the rugged mountains that characterise the area of northern Tuscany around Pisa.

Sutton Estate is committed to development of small exclusive communities which offer privacy together with shared facilities (pools, tennis courts, etc…) with the aim of removing many of the difficulties of second home ownership.
